SHOP Cos. is marketing space across I-30 in a development that will feature the Fresh by Brookshires-anchored project, signaling coordinated regional retail activity.

A public roadway within the development will be named to honor David V. Brooks, a longtime Rockwall County Commissioner.

Thomas Glendenning and Landry Kemp of SHOP Cos. are coordinating pre-leasing for retail shops and land within the development, including the initial pad sites and Class A space adjacent to the Brookshires-anchored development across I-30.

Gulf Coast Commercial Group and Nexus Real Estate Co. are partnering to develop a Kroger-anchored retail shopping center in Fate, Texas, positioned amid new single-family communities.

Kroger serves as the anchor tenant for the Fate center, with additional retail space and development activity surrounding the project.

The land was acquired from former investor Robert Yu’s holdings, with the deal also involving plans for another retail anchor within the same site.

Representatives from Gulf Coast & Nexus, along with the seller’s counsel, were involved in the land acquisition, and DB2RE helped secure an adjacent parcel from the Zollner Brooks family.

DB2RE is a Dallas–Fort Worth boutique land investment advisory and brokerage founded in 2015 by David Davidson Jr. and Edward Bogel, focusing on land acquisitions, dispositions, and investment sales for retail, multifamily, industrial/mixed-use, and single-family communities.

DB2RE provides ongoing land investment advisory services across Texas and Oklahoma, emphasizing acquisitions, dispositions, and investment sales for various property types.

The 70-acre site sits east of Lake Ray Hubbard and is part of the larger 267-acre Lafayette Crossing master-planned mixed-use development.

An adjacent property was acquired from the Zollner Brooks family in conjunction with plans for the honoring roadway.

DB2RE assisted in the land acquisition from California-based Robert Yu; the purchaser group includes Ryan Turner, Edward Bogel, David Davidson Jr., and Collins Meier, with Carter Kendall and Jim Wills representing the seller.

Pre-leasing is underway for retail shops and land with SHOP Cos., targeting initial pad sites and about 33,000 square feet of Class A retail space, near a development anchored by Fresh by Brookshires (66,000 square feet) across I-30.
