AFL Reacquires Historic Waverley Park as Hawthorn Sells for Multi-Million Dollar Profit
June 24, 2025
The AFL has successfully purchased Waverley Park from the Hawthorn Football Club, regaining ownership of the historic venue as the Hawks prepare to transition to a new training facility in Dingley.
Hawthorn's decision to sell Waverley Park is closely tied to their development of the $100 million Kennedy Community Centre, set to open later this year.
The deal was finalized on June 24, 2025, for an undisclosed amount, likely in the eight figures but below the previously estimated $20 million asking price.
Notably, the Hawks originally acquired Waverley Park for just one dollar, making this sale a profitable return for the club.
AFL CEO Andrew Dillon emphasized the venue's historical significance as the first built specifically for Australian Rules Football, highlighting its role in expanding participation in the sport.
The AFL plans to utilize Waverley Park for various initiatives, including talent pathways, community football, and umpire development, with the possibility of hosting AFLW or under-18 matches.
As part of its broader strategy, the AFL aims to increase participation in the sport, targeting 10 million attendees at games and events, alongside two million club members and one million participants within five years.
Dillon expressed gratitude to key individuals involved in the deal, including AFL EGM Matthew Chun and Hawthorn executives Ash Klein and Jacob Attwood.
The sale includes conditions that mandate the maintenance of the oval for sporting and recreational use, ensuring its ongoing contribution to the community.
Waverley Park has a rich history, having hosted numerous significant events, including music concerts and World Series Cricket matches, in addition to its primary role in football.
Between 1970 and 1999, Waverley Park was the site of 732 VFL/AFL games, including 70 finals and the 1991 Grand Final, marking its importance in Australian football history.
The venue is also remembered for a notorious incident in 1996 when a blackout disrupted a match between Essendon and St Kilda, leading to the game being completed days later.
