Eagle Real Estate Partners and The Vistria Group completed the affordable housing preservation acquisition of Crystal View Apartments, a 402-unit Garden Grove community.

Crystal View is located in Orange County’s high-opportunity, supply-constrained market, near major employers and amenities that add to its appeal.

The transaction includes targeted capital improvements to enhance property conditions and resident experience while preserving access to quality housing.

Shahny Lutfeali, Managing Partner of Eagle, frames the deal as a milestone in preserving and expanding affordability in well-located markets and credits collaborating teams, including Newmark debt and sales professionals.

Affordability is preserved with 20% of units restricted to households at or below 50% of AMI, and new long-term restrictions for 30% of units at 80% of AMI, extending existing commitments and adding protections.

The acquisition is part of a broader strategy to scale attainable housing in high-demand markets and to preserve affordable housing in well-located communities.

Crystal View comprises 402 garden-style units built in 1968 and renovated in 2012, offering 555 parking spaces and amenities such as a resort-style pool, fitness center, and a sports complex.

Executives Taylor Friend and Yusef Freeman underscore long-term affordability, community stewardship, and value creation for both residents and investors.

Crystal View marks Eagle’s third affordable housing preservation acquisition in the past year, following Hills at Hacienda Heights and Hendrix and Hadley Apartments, expanding Eagle’s Southern California footprint.
