Brisbane's Fortitude Valley to Soar: Tall Towers Plan Unveiled for Sustainable Growth and Cultural Preservation

Brisbane City Council is advancing a tall-buildings approach in Fortitude Valley, part of its 'up, not out' housing strategy to accommodate growth without sprawling outward.
The plan targets higher building heights around Fortitude Valley station and along Wickham, Ann, and Brunswick streets to unlock housing while preserving the area’s character and live-music identity.
Fortitude Valley will implement a Sustainable Growth Precinct Plan to allow taller buildings and enable development while safeguarding the suburb’s cultural and entertainment focus.
The Lord Mayor argues the valley is ideal for condensed living due to its proximity to transport, jobs, entertainment, and 2032 event venues.
Community consultation on height limits is scheduled from December through February, with a draft precinct plan due next year and state approval targeted for 2027.
A formal community engagement period runs from December 8 to February 15, aiming for a final plan to be adopted by city and state authorities in 2027.
Stakeholders, including the Valley Chamber of Commerce, foresee clear revitalization and growth opportunities in housing, business, and entertainment ahead of the 2032 Games.
The plan envisions a balanced mix of residential and commercial development while maintaining the suburb’s entertainment and cultural emphasis.
Efforts will strengthen connections to nearby Olympic and Paralympic venues via better walking/cycling links, wayfinding, and upgraded public spaces to support a vibrant day-and-night economy anchored by live music, entertainment, retail, and hospitality.
Fortitude Valley currently has about 11,500 residents and around 28,000 workers, underscoring strong demand for housing near jobs and amenities.
The existing City Plan, 15 years old, currently caps heights from eight to 30 storeys; the update could permit higher limits in targeted locations to enable renewal.
This initiative is part of a broader Brisbane strategy toward taller, CBD-height towers in areas like South Brisbane and other fast-growing precincts to address housing supply pressures amid rapid growth and costs.
