NSW Unveils Major Housing Reforms: No-Grounds Evictions Banned, Renters Gain Rights

Starting May 19, 2025, the New South Wales (NSW) government will roll out substantial housing reforms that will impact nearly 3 million residents, including over 2.2 million renters.
Among the key changes, the reforms will implement a ban on no-grounds evictions, significantly enhancing housing security for renters and allowing them to personalize their living spaces.
Evictions will now require valid reasons and longer notice periods, giving tenants more time to find alternative housing after being evicted.
To shape these reforms, NSW Rental Commissioner Trina Jones consulted with over 100 stakeholders, including both tenants and landlords, during 41 engagement sessions.
The enforcement of these new laws will be overseen by NSW Fair Trading, which has been allocated an $8.4 million budget to ensure compliance.
In addition to the current reforms, further changes such as enhanced privacy protections for renters and a portable rental bond scheme are anticipated to be introduced later in 2025.
These reforms build on previous measures, including rental increase caps introduced in 2024, and reflect ongoing commitments from NSW Labor leaders since July 2023.
