New St Mary's Hospital Plans Unveiled: Innovative Design, Heritage Restoration, and Economic Boost

Imperial College Healthcare NHS Trust has unveiled updated designs for a new St Mary’s Hospital and expanded Paddington life sciences campus, with a third public consultation phase running in autumn 2026 ahead of a spring 2027 planning submission.
Key features include single en-suite patient rooms, facilities for advanced diagnostics and robotic surgery, flexible spaces to accommodate future care needs and pandemics, embedded digital infrastructure, and integrated research facilities to accelerate diagnostics and treatments.
The redevelopment will retain and restore heritage buildings—the Clarence Memorial Wing and Mint Building—and create two new green public spaces, Mint Square and Canalside Square, while improving connectivity to Paddington Station and the canal.
A phased construction plan starts with building the eastern, non-clinical land first so the current hospital can continue operating, then moves services into the new hospital and redevelops the remaining site.
The masterplan expands Paddington Life Sciences, doubling research and innovation space and aiming to create 9,000–11,000 new jobs and up to £1.3 billion in annual economic activity, supported by industry and academic partnerships.
The project is a collaboration among Stanhope as development manager, Allies and Morrison on the masterplan, HOK for hospital design, with input from Gillespies, Savills, and LCA, incorporating feedback from prior consultations on accessibility, wayfinding, and public spaces.
The new St Mary’s would be an 800-bed teaching hospital and major trauma centre built on a smaller footprint as a tall eastern building (~30 storeys, about 185 meters) with a sky lobby, green spaces, and a dining option, consolidating clinical services and enabling reuse of older structures.

Public engagement includes an online survey, a Paddington Square consultation hub, in-person exhibitions in October 2026, an online webinar, and pop-up events, with a follow-up phase planned for spring 2027 ahead of the planning submission.
A 14th-floor sky lobby will connect clinical zones and house rest and reflection spaces, including a sky garden and cafe, alongside enhanced arrivals, single en-suite wards, and spaces for new treatments and equipment like robotic surgery.
