UK Government Unveils Plans for Seven New Towns, Promising Up to 40,000 Homes Each
March 22, 2026
The UK government has selected seven locations in England to build new towns, with each site planned to deliver a substantial number of homes, typically at least 10,000 and potentially up to 40,000 in some locations.
The seven towns were chosen from a shortlist of 12 announced in September, with several sites not advanced and eligible for other support.
Two sites are envisioned as more central in concept, while five sit on the edge of major cities, and one site would be built around an existing small community.
Housing ministers emphasize a holistic design approach, coordinating homes with schools, healthcare, transport, walking and cycling paths, and green spaces to create fully developed communities from the outset.
Tempsford in Bedfordshire, near an old RAF base, will host up to 40,000 homes and feature a major station interchange linking the east coast mainline with a new Cambridge–Oxford east–west link.
Six other proposed locations—Adlington, Heyford Park, Marlcombe, Plymouth, South Barking, and Wychavon Town—were not advanced but remain eligible for other support.
The seven sites are: Tempsford; Leeds South Bank; Crews Hill and Chase Park; Manchester Victoria North; Thamesmead and Brabazon; West Innovation Arc; and Milton Keynes; the last two continuing to be highlighted for significant housing and related infrastructure.
Officials describe the plan as a shift toward building entire communities from the ground up, with coordinated housing, transport links, and amenities to support sustainable growth.
Urban locations include Crews Hill and Chase Park in Enfield (up to about 21,000 homes) and Thamesmead in southeast London (around 15,000 homes), with public transport improvements such as extending the Docklands Light Railway.
