Nationwide finds that property values inside UK national parks command about a 24% premium over comparable outside properties, with an extra roughly 6% premium for homes within three miles of a park.
Properties in England and Wales’ national landscapes, such as Surrey Hills and the Chilterns, carry an average premium of about 14%, with Surrey Hills leading at around £710,000 on average.
Within national park areas, The New Forest is the priciest, averaging £563,000 per property, followed by the South Downs at £485,000 and the Peak District at £450,000.
Nationwide notes that restricted development in national parks helps push prices higher due to limited new housing supply.
Historically, Nationwide’s analyses from 2021 and 2024 show a consistent pattern: about a quarter premium for national parks and a mid-teens premium for national landscapes.
